Leak & Frozen Pipe Detection
Finding where water is actually getting in, and dealing with frozen or burst pipes before the thaw does the damage.
Where the stain is, is rarely where the leak is
Water travels. A ceiling stain in one room routinely starts two rooms away or two floors up, and chasing the stain instead of the source is how buildings end up with three repairs and the same leak.
We trace the path properly: moisture mapping, inspection of the likely entry points on the envelope and the mechanical services, and targeted opening-up only where it is justified. In winter that includes frozen lines, which need thawing in a controlled way, not a blowtorch.
What the work includes- Moisture mapping to trace the extent of the wetting
- Inspection of roof, envelope and mechanical services
- Targeted opening-up where the evidence points
- Controlled thawing of frozen lines
- Repair of the failed pipe, joint or detail
- Drying of the affected structure
- A written explanation of what was found and why
Get it looked at when
- A stain that reappears after every rain or every cold snap
- Reduced or no water flow at a fixture in freezing weather
- An unexplained rise in water consumption
- Damp patches with no obvious plumbing above them
- A repair that has already been attempted twice
Leak & Frozen Pipe Detection, answered
Often we can narrow it down to a small area before opening anything, using moisture mapping and envelope inspection. Opening up is targeted rather than exploratory.
Shut off the water supply and call. Thawing has to be controlled, and the moment of greatest risk is when the ice releases and the split starts flowing.
Yes. We find it, repair it, dry the structure and put the finishes back, all with one company.
