Caulking & Building Restoration
Commercial caulking, joint sealant replacement and building restoration at any height or location: swing stage, boom lift or ground level.
The joints are the first thing to fail and the last thing anyone looks at
On a commercial building the sealant joints are the first line of defence. Gaskets shrink, sealant loses adhesion, cracks or reverts, and the joint it was protecting starts taking water. What shows up on the inside as a stain usually started at a joint two floors up.
Joint replacement is not a caulk-over. The old sealant is cut out completely, the joint is cleaned and primed, backer rod is sized to the movement the joint will actually see, and the new sealant is tooled to profile so it bonds on two faces instead of three. Done this way a joint lasts fifteen to twenty years.
What the work includes- Expansion and control joint replacement
- Curtain wall, precast and masonry perimeter sealants
- Window and door perimeter sealant replacement
- Elastomeric coatings and brick and precast sealing
- Masonry repair, tuckpointing and concrete restoration
- Swing stage, boom lift and elevated access work
- Parking garage and podium joint restoration

What tells you the joints have gone
- Sealant that is cracked, split, or pulling away from one side of the joint
- Staining or efflorescence running down from a joint line
- Water showing up inside on a windward elevation after driving rain
- Sealant that feels soft, sticky or chalky to the touch
- A building that has not had its joints replaced in fifteen years

Caulking & Building Restoration, answered
Yes. Most of our restoration work is on occupied commercial and residential buildings. Swing stage drops are planned so residents get notice, and we work elevation by elevation rather than closing the building down.
Any height. Our crews are trained for swing stage and elevated access work, which is why we do not need to hire that part out or put scaffold across your grounds.
Fifteen to twenty years when the joint is cut out properly, primed, backed correctly and tooled to profile. A caulk-over of a failed joint will fail again within a couple of seasons.
